Open Question: Any advice on how to pass a test?
I've been afraid of tests my entire life, I plan to take a few real estate classes in order to become an agent this is one of the only things I want to do in life and I am scared of the exam I have to take. When I take tests even if I know all the information when the day comes I draw a blank, this cannot happen when I take this test which should be a few months from now. Does anyone have any advice to give me to help me pass? Or to calm me down so I am not so afraid, tips on how to study maybe? I'm currently a college junior. I've always had a strong interest in real estate. I've always assumed I couldn't get involved with real estate as my people skills need work; I feel I need more charisma. While I am working on this, I'm thinking a lot about what I want to do for a career. I'm currently a Political Science major. I had hopes of going to law school to get into real estate law. However, I feel like this is the only career I might really excel in. I think I would be limiting myself and almost settling if I get into just real estate law. Plus law school is so expensive, I don't know if it's a realistic option for me. So, I'm looking for opinions, if not personal experience about getting involved with real estate in some way. -Is it difficult to get into? I know each state has different standards; I'd want to stay in Connecticut (Fairfield County) or New York (Westchester County). -How do you get involved? I plan to finish my degree but I'd like to get involved in real estate stuff ASAP, to be somewhere in a career-type position when I graduate. -What else should I know, or consider in general? I dealt with over 150 clients in my career and haven't found a single reason why someone would need permanent life insurance. All my clients have term insurance b/c I don't see why anyone would need life insurance forever. I believe someone needs life insurance at the time when they need it most, which is when they have little savings and lots of debt to pay (such as a mortgage). While I protect the client's income with term life insurance, I also help them save money for retirement by opening IRAs and/or variable annuities or tax-exempt mutual funds. For kid's education, I use either a 529 Plan, Coverdell, or UGMA. For estate planning, I setup trust funds. moreResolved Question: How would you suggest making a complete career change?
I am at a point in my life where the direction I once thought I was heading (real estate) no longer feels like the best route to pursue, professionally. I am smart, creative, and have skills and talents in many different areas. I am lacking the direction and decisiveness to feel like I can really make a solid direction on where to head. I would like to work for myself but without financing and solid business plan that doesn't seem as viable as I have dreamed for so long it would. I have fallen for someone I didn't think I'd find for a while. I met my boyfriend on Valentines day through a friend at a club. I know, never the place to meet someone. But as soon as we were introduced I felt like I was meeting an old friend. We chilled together throughout the night and I felt so comfortable and at ease around him like I'd known him for years. When I was near him a felt a friendly warmth. At first I wasn't physically attracted to him and I didnt think about trying to 'seduce' him as such :D, it was more an immediate emotional connection. Plus he had a girlfriend of 3 years. Ironically, Valentines day I had won a trip to Paris, all expenses paid, speedating on the eurostar. I didn't really bond with anyone that day but I did make a few nice friends. We got back to London late that night and I was tired, but my friend visitng from dubai convinced me to come out with him and his friends to that club that night. After that day we talked a lot, everyday in fact. Nothing romantic or flirty, just getting to know eachother and random conversations. He seemed very in love with his girlfriend, I was jealous because I wanted to have what he had not him necessarily at this point. I had never come across anyone I felt so at ease with so soon after meeting, and I was convinced we've had a past life together, or we're soulmates. We think the same things as well. It wasn't until his birthday, a month after we met, that I realised that my feelings had developed and I just knew one day we'd be together and happy whether it be one week or ten years...something was there and waiting to happen. Well something happened that week, and I didnt feel awkward about it. I didn't feel guilt over his girlfriend- I did worry he could slightly be using me, but the way we could just hug and fit together for hours on end, the unsaid bond told me it would end OK. I could never tell him I wanted him to break up with his girlfriend as I didn't want to put pressure on him or be a 'homewrecker'! even though I knew we bonded so well, his girlfriend had been the main part of his life for 3 years, which is a long time for a man of 22. They once had a strong love that slowly deteriorated since she left the country last sept. I couldnt forcefully break it - if we were meant to be it would end. He went on holiday to Dubai where his girlfriend was in March...about 2 weeks after we took our relationship that one step further, I could sense his stress and confusion without him saying anything. Whenever he is stressed I feel it too and become anxious. When he was there, however, all he did was fight with his girlfriend and realise that the love had totally gone. She still loved him though and her efforts towards him were pointless as whenever he had a spare minute he called me. He would wait until she was asleep then sneak onto Skype. one week into his 3 week holiday he couldn't stand it anymore, initiated a messy break up, and got on the first flight to London to stay with me for a few days. As you can imagine, I was overwhelmed and just so happy. We could develop ourselves together further and freer now. He wasn't happy at first as it hard trying to forget someone that was so deeply involved in his life, but we were inevitable. Things have been going great ever since. We spend a lot of time together and we are both going through personal dilemmas, so eachothers company seems to soothe those stresses. However theres still another dark cloud looming above our happyness, which brings me to the point of my question.... Once he finishes his degree here in UK, he is moving back to our home city of Dubai to start his career in real estate alongside his best friend. He is due to move september, and we do have a lovely summer together planned, but I can't get it out of my head. He's going to be a 7hr flight away from me, and we've kind of decided that we're not going to work as long distance hasn't worked for us in the past. I'm going to restart Uni in September and I have to do it here in uk. What do I do? I actually want to try long distance...better to have tried and failed than to have never tried at all? We have promised to stay friends no matter what...maybe it will happen at a better time and place in our lives. But writing this now is breaking my heart. I know we're still in the 'honeymoon' period, but i have been in this stage in a relationship many times and it has been nothing like this. But he is going to live a bachelor lifestyle with his best friend and new career, and I am meant to be going to start uni life of parties and new friends (which now seems in jeapordy due to complications with my applications) Has anyone been through a similar situation? I recently moved to a new location and decided I wanted to try a different career. In Cincinnati I worked as an insurance agent/CSR. I am a licensed insurance agent. I am trying to save up for college where I will be a business major. I have been working for a large real estate company for about a month and I am questioning my salary. With the economy, I understand that I should be grateful to have a job. But, I would like to know if I should keep looking. I have been told that I am doing much better than the previous assistant. 300 dollars a week for full time 200 dollars a week for 25-30 hours Should I keep looking?? I'm currently attending the Univ. of Ill at Chicago full time and hope to finish my coursework by January 2010. I have been pondering carrer choices lately and am really interested in both real estate and architecture. I would like to look more into real estate but dont want to give up my passion for architecture. I dont really want to design houses though, i have been really interested in camping all of my life and my family has owned a camper since i was a kid. Basically it is a business focused on renovating clients homes. I am not 100 percent on the details yet but I am thinking we can do the interior if they want. Or if a client buys a piece of property and wants to knock the house down and rebuild it, they can tell us what they want the house either to look like, how many bedrooms or what they want in it and such and then we will design and build it. The company can also buy property themselves and then either knock it down, re-build it and sell for more, or just renovate the inside. Now, I am sort of into design, so I am considering getting a career in Architecture, which takes 4 years, and then a degree in Interior Design afterwards, which takes 2 years. After I have the schooling I would want to start the company and then hire Real Estate Agents and Construction company's to actually build the house and help with the property purchasing and such. That is the one possibility, the others are, I can also get a Real Estate degree on top of the architecture and interior design degree and do everything myself, OR I don't get an architecture/interior design degree and only get a Real Estate Degree, still open the same company but then hire Architects and Interior Designers. I graduate with my Bachelor's in August and want to pursue Real Estate school after graduation. I can sell anything, and am GREAT with people. I am debating on whether I should invest $75k into an Executive MBA from the University of Texas or about $16-24k into a Master of Public Affairs at the LBJ School (UT also) instead. I was a project manager for 4 years, ran my own real estate investment business/brokerage for 4 years, and now I'm a program manager at the state. I like what I do and prefer not to go back into corporate project management. I plan to obtain my PMP (Project Management Certification) within the next few months. My career goal is continue as a Public Program Manager, perhaps staying with the state for a while, but also having the option of starting my own firm or working as a consultant. I have a cousin that decided to use me over my other family that is also a realtor. They did work with them before me, before i became a realtor but that was over 7 months ago. They decided they didn't want to use her because they didn't trust her and felt she was just trying to make a dollar.and that she didn't have their best interest at heart. this is their words... I should of called her and told her about it, but i don't like confrontation with her, she can be intimidating and i really didn't want to hurt her feelings. She sent me a nasty email saying i disrespected her and her career, she really isn't in the business much anymore, wasn't selling enough to pay the bills, so she got another job, though she says she still in the real estate business. I am young, single, and more than a little ambition. My career is beginning to get on track, and I am beginning to save up to move to buy a house. Not a "small" house, but the "house I'm going to live in for the rest of my life" house. The ones that I am liking in the area that I am looking to buy are all going for anywhere from $160,000-$250,000. I would like to know, before I get very far in, about how much money I would have to have saved up before I should begin to talk to real estate agents. My sister told me that about $3,000 would do it, but she is taking that from what she's been looking at, which is usually about $60,000 houses. So how much would I need for say a $210,000 home, with a 30 year loan plan and about a 6-8% interest rate? I am a 15 year old student who is set to turn 16 within the next month and also set to leave school within the next few months. My dream job is to become an Estate Agent But with the grades I received from my Mock Examinations being very very poor I am unsure whether this isn't the best career for me? Wal-Mart's price advantage Third World Countries This girl makes $1.20 an hour. She replaced a Tennessee housewife that made $14.40 an hour, plus health insurance benefits. The housewife paid taxes which paid for local schools. You may be buying a $25 item for $20, but it is slowly wrecking your economy, and eventually you will be paying full price. Nike shoes pulled the identical scam, when it gave you $22 sneakers for $12, but as soon as they bankrupted their competitors, you were paying full price. I've been thinking about this a lot lately and I'm conflicted into what I want to do with my life. I need to have a definite answer to my career path and what I should focus on studying. It is hard to get out of bed and do the important things with focus when I don't have a clear vision and goal in which I want to spend my life doing. I am currently a community college student studying for a diploma in business. I hope within the next two years after graduating I know exactly what my career choice will be so that when I do go to university I know what to choose as my major and perhaps minor. There are three possible paths that I want to choose but all of them I have little skill and knowledge about. 1) Marketing/Advertisement - Why? Because its business related but on the other hand it allows me to utilize my creativity, move around a lot and socialize with many people. I can create something of value that can improve people's life. The downside, my verbal, written and interpersonal skills are lacking and I need to develop them. The only way I see is through some intense coaching. 2) Finance/Investments - The most secure comfortable route and also probably the route where I can make money the easiest. The stock market is a gold mine in my opinion and the only career where you make money out of nothing. I am currently learning finance mathematics I find it very interesting but I'm afraid the job itself is boring and stressful. It is also the least creative. But can I still have a different job and still become a successful investor? Is attaining a finance degree crucial to becoming good in investments? 3) Film/Directing/Screenplay - The most exciting and creative path for me but the least of the three which I know about. Film is my passion and for a long time it has been my dream to make a movie and raise the awareness of others through film. So I ask do I need to study filming to become a good filmmaker? Seriously I have so many ideas when it comes to film. It’s like these images and visions appear in my mind that I NEED to let it out. Put my ideas into creation and to me that would be the most wonderful thing for me in life. But this route is also the riskiest and least safe one. There is no guarantee that I can achieve what I want. And I know nothing about the industry. All I know is it is very competitive. I never wrote a script or studied anything to do with film but I love to watch and analyze movies. Maybe I can enter the industry by first writing a screenplay? So these are my 3 possible paths that I think the most about. My greatest concern is money and my living standard as well. Though there are very different subjects I have come up with a plan. I have never felt so low. I wanted to better my life. I was tired of working at call centers. So, I went to get my real estate license and signed up to take college courses. I wanted to build a career and have a back up plan by going to school. I really thought that I could make some money while in school. But, my husband told me today what a stupid idea that was and how dumb I am for even attempting it. I felt so low and now I think that I am only cut out for retail jobs. I have always been interested in obtaining a Real Estate license for a few reasons. I'm 15 years old and I'm exploring career options. It seems like all of my friends know where their talents lie and are already prepared for the real world. They all have dreams their hearts are set on and I feel so completely lost. My career interests range from film to working in an art gallery to translator to real estate agent to optometrist to even marine biologist. I can see myself doing all of those things but there's always SOMETHING that turns me away from that career. I know I probably sound over-dramatic but I feel lost and I'm worried that I'll never find my place. I'd like to make a decent living and college isn't an issue. I know all the best universities for each field of study but I have no idea what to do! I guess my question is... how did you finally discover what you were meant to do? How long did it take?
